Your new LinkedIn banner, headline and Featured

Five options, each a different layout. Pick one number and use that option's banner, headline and Featured tile together. Every option sends mortgage brokers to your free monthly Investment Report with the keyword “REPORT”, the same offer you already make in your posts (“send me a DM, and I'll share a copy”). Each banner is shown at real phone size too, so you can see it reads.

Your plan

  • You help brokers turn settled clients into their next deal, and everything on this page tells that one story.
  • Your profile sends people to the free monthly Investment Report with one word: REPORT.
  • Anyone who likes, comments or connects gets the one-shot DM.
  • Your target list of brokers gets an invite to the Back Book Session: 45 minutes on how UK brokers, with no trail to lean on, keep settled clients coming back.

How to put it live

  1. Pick one option below.
  2. Upload the banner. It's already 1584 × 396.
  3. Paste the headline into Edit intro.
  4. Featured → Add a link → your Investment Report page, then upload the tile as its image.
  5. Reply to every “REPORT” with the report, then the DM below.

Five options

The one-shot DM

Send it to anyone who likes or comments on your posts, or who's just connected. Swap the highlighted bits for each person.

Hey [FIRST NAME], I'm about to head out the door with the little man, so I'll be quick.

I saw you [liked / commented on] my post about [TOPIC] (or: thanks for connecting!), so I wanted to say hi properly.

I'm Reece, MD at Follio. We help the clients you've already settled buy their next investment property. We only do property, and we leave the rest to you.

You reminded me of [BROKER NAME], a broker I was on a call with this week.

[He/She] introduced us to [NUMBER] clients from the back book and [RESULT].

It works because your clients already trust you. They just need a reason to hear from you after settlement. Every month our Chief Economist puts out a report on the five capitals, and right now new investor loans are down 12.8% in a quarter. Your book has questions.

I spent 9 years at Bluestone Mortgages working with brokers in the UK, where there's no trail, so nobody can afford to go quiet. It's taken me 17 years across finance and property to get this right.

Right now we've got an offer where [THE OFFER].

As you can imagine, the banks' retention teams aren't a big fan of us haha.

Anyway, I really gotta go or he'll be late for [ACTIVITY].

Keen for a quick chat? I've got [TIME 1] or [TIME 2] free tomorrow.

If not, no biggie. Happy to just send you our latest Investment Report instead.

Nice to meet you!

Cheers,
Reece

Invite them to a workshop

Why this workshop: It's built on your own 9 years at Bluestone Mortgages in the UK, where there's no trail, so brokers can't afford to go quiet after settlement. It's the thing you've been showing Aussie brokers how to do with their back book. (When you have a real broker result with a number, put it in the invite line instead.)

Three short messages, then the reply for when they say yes. The first two only ask if they'd like to come. The link only goes out in the last one, or once they say yes. Swap the highlighted bits; anything in {curly brackets} fills in automatically.

If you've chatted with them before, open with: "Hey {First name}, I remember we were chatting about [X] at [WHERE]." Then the rest.

The workshop

The Back Book Session

Find the settled clients in your book who are ready for their next investment property, and give them a reason to hear from you.

Format: on Zoom (your brokers are all over Australia), 45 minutes at lunch, a room of [SEATS].

1. How UK brokers, with no trail to fall back on, stay in touch after settlement (from your 9 years at Bluestone).
2. What this month's Investment Report says (new investor loans down 12.8% in a quarter) and the questions it puts in your clients' heads.
3. Spotting the clients sitting on equity you helped them build, and what to say to them.

1. The invite (LinkedIn)

For brokers

Hey {First name}, I know this is a bit random. I'm hosting a small workshop for mortgage brokers on Zoom on {Day + date}, walking through how UK brokers, with no trail to fall back on, keep their settled clients coming back, from my 9 years at Bluestone Mortgages. Would you like to come?

For accountants and planners

Hey {First name}, I know this is a bit random. I'm hosting a small workshop on Zoom on {Day + date} for accountants and planners whose clients are sitting on equity, walking through what this month's investor lending numbers mean for them, with data from our Chief Economist. Would you like to come?

Filled-in example (made-up broker, don't send)

Hey Sarah, I remember we were chatting about clawbacks after your post last week. I'm hosting a small workshop for mortgage brokers on Zoom on Thursday the 15th, walking through how UK brokers, with no trail to fall back on, keep their settled clients coming back, from my 9 years at Bluestone Mortgages. Would you like to come?

Personalise it

The slots

{First name} and {Company} fill in automatically.

A past chat: "I remember we were chatting about [X] at [WHERE]", e.g. "about rate cuts at the MFAA night".

Their recent post: "I saw your post about [TOPIC]", e.g. "about your first year out on your own".

Their brokerage: "I know a few brokers at [BROKERAGE]", only if it's true.

2. Follow-up (2 days later)

The message

Hey {First name}, I was chatting to [NAME], a broker who's stuck on [PROBLEM], and it reminded me to reach back out. Keen to come?

Problems to pick from

Settled clients who go quiet the day after settlement.

The bank's retention team refinancing a client before you've had a chance to call.

Fewer new investor deals coming in (down 12.8% in a quarter), so the next one has to come from the back book.

3. Hail Mary (3 days after that)

The message

Hey {First name}, I swear this is my last message haha.

It'll be a room of [SEATS] brokers on {Day + date} and we'll go deep on spotting the clients in your back book sitting on equity you helped them build.

If you'd like a seat, you can book here: [LINK]

Once I see you've booked, I'll give you a quick call so I can hear what you'd most like to get out of it and run you through who else will be in the room.

And if you're snowed under, just let me know and I'll reach out for the next one.

When they say yes

The reply

Awesome, we'd love to have you there! Here's the link: [LINK]

Do you have 5 minutes at [TIME] or [TIME] today? I'd love to run you through who else is coming.

Before it goes live

  • The report page needs a quick fix: on follio.com.au/research-reports/investment-report-september-2026/ the form works, but a stray line of code (" data-portal-id="441711975">) shows above it, and the spam check says “for testing purposes only”. Worth asking your web person to fix both before brokers land there.
  • Send brokers the PDF yourself: the page form asks “How many investment properties do you own?”, which is written for investors. When a broker DMs “REPORT”, reply with the PDF directly rather than the form.
  • Monthly swap: the cover says September and option 3 uses this edition's 12.8% investor-loan drop. When October lands, swap the cover and the number.
  • Podcast numbers: your Featured post says 4M+ views and 21K subscribers, and the podcast page says 3 million views in the last 12 months. Both can be true, but check 4M+ is still the number you want on show.
